Why Everyone's Watching Bermuda Dunes: The Desert's Most In-Demand Market

By Bermuda Dunes Editorial Team | March 21, 2025

If you’ve been waiting for the perfect time to enter the Coachella Valley real estate market, look no further than Bermuda Dunes — one of the region’s most in-demand and exclusive communities. With some of the lowest real estate inventory in the valley, homes in Bermuda Dunes are officially a hot commodity. And a bonus: We are located less than 20 minutes from the Coachella Music Festival as well as Stagecoach Music Festival. We discuss it more in our article here

According to KESQ News Channel 3, Bermuda Dunes has among the fewest homes for sale in the entire Coachella Valley. That’s not a downside — that’s a reflection of high demand, limited supply, and strong buyer confidence in the area.

Why the Low Inventory Is a Positive Sign

While the broader Coachella Valley saw a 23.2% year-over-year increase in available homes (up to 3,462 in February 2025), Bermuda Dunes has remained tightly held. The scarcity of listings underscores its appeal as a private, peaceful, and beautifully located community — just minutes from Palm Desert, Indian Wells, and La Quinta.

Market Strength and Regional Resilience

Across the valley, the housing market is showing continued resilience. Home sales in February 2025 rose 13.79% compared to January, and are up 2.19% year-over-year. Average sale prices remain strong at $904,860, while the median home price is holding steady at $625,000, unchanged from last year.

Despite small shifts in pricing, the market remains balanced, with well-priced homes in desirable areas like Bermuda Dunes still moving quickly. In fact, Bermuda Dunes saw a 15% decrease in average days on market — meaning homes here are being sold faster than in many neighboring cities.

What This Means for Buyers

Buyers looking at Bermuda Dunes should act with urgency. Inventory is low, competition is rising, and the best properties don’t stay on the market long. With mortgage rates showing signs of decline — the 30-year fixed average is now 6.802% — many are taking advantage of improved affordability and jumping in now.

What This Means for Sellers

If you’re a homeowner in Bermuda Dunes, this is your moment. A low-inventory environment means your property stands out. With the right marketing strategy, sellers here are achieving top dollar, especially when they capitalize on expert positioning, staging, and exposure.

While other cities like Rancho Mirage and Cathedral City have seen price drops or longer time on market, Bermuda Dunes is thriving as a niche community where quality, lifestyle, and location speak volumes.

Don’t Miss the Opportunity

There’s never been a better time to discover why Bermuda Dunes continues to attract attention from savvy buyers, investors, and homeowners. Whether you're thinking of buying or selling, the opportunity is now.
